Early Victorian Cottage
We recently carried out a building survey on an early nineteenth century cottage. In this particular case it could be seen that considerable condensation related difficulties were affecting the roof void area. It can be seen that there is dampness to the tops of the rafters and water droplets were noted on the under side of the felt in the main roof space. 

There is no ventilation at the eaves and the roofing felt is not breathable and therefore it will now be necessary to provide ventilation at the eaves and also the gable wall if possible to allow the roof structure to dry out. The situation will then need to be monitored to ensure that the problem does not reoccur. 

We advised the client to obtain costings from a competent building contractor before exchange of contracts. Any insulation within the roof space will need to be pulled back from the eaves to ensure that there is a proper through floor of air. Ideally a dry ridge system should also be incorporated to allow the roof to breathe at the top. We also advised the client to give consideration to lifting the roof covering and providing a breathable under felt.
